My work often begins with advisory services, including the initial discussion on your aspirations, your site or existing building, your budget, and how I may be able to help.
Advisory services are designed to provide clarity, confidence and direction early — before significant time or cost is committed. These services can stand alone or form the foundation of a full architectural commission.
Feasibility
I help assess what is achievable within your time, budget and regulatory constraints. This may include:
Working with you and the structural engineer on integrating seismic strengthening into a building
Early plan options
Working with a cost consultant to establish a realistic scope aligned with budget
Brief Development
A clear brief is critical to a successful project. I work with you to define:
Your aspirations and priorities
Functional and spatial requirements
Budget, programme and constraints
The brief becomes the reference point for all future decisions and helps ensure the project remains focussed on what matters most to you.
Compliance and Consent Advice
I provide early and ongoing advice on building code compliance and approvals, including:
Early compliance advice for proposed works including accessibility and fire upgrade requirements
Support with resource and building consent strategies
Working with councils to achieve Code Compliance for previously completed work
This can be engaged as a standalone service or as part of a larger project.
Architectural Services
For clients who wish to proceed beyond advisory, I offer full architectural services, tailored to the scale, complexity and requirements of your project. These services are based on the architectural services outlined in the Zealand Institute of Architects (NZIA) standard services contract.
I guide your project from initial idea through to construction, coordinating design, technical requirements and consultants to deliver a well-resolved building that aligns with your goals, budget and programme.
Project Establishment
Concept Design
Obtain all site information
Confirm programme, budget, consents required
Prepare concept design drawings
Review costs - with quantity surveyor if required
Identify other consultants required
Preliminary Design
Resource Consent - if required
Prepare preliminary design drawings
Prepare outline specification: schedule of finishes and materials
Council compliance check for planning and building consent requirements
Resource Consent - including drawings and planning advice from planner - if required
Review costs - with quantity surveyor if required
Manage other consultants - e.g. structural engineer, planner - as required
Developed Design
Building Documentation
Coordinate consultant engagement and input
Confirm all materials, finishes, hardware, joinery, exterior weatherproofing
Confirm building services - heating, cooling, ventilation, lighting, electrical
Review costs - with quantity surveyor if required
Prepare drawings for building consent, tender and construction (as required)
Manage building consent application process (as required)
Once the drawings and documentation is complete, and consents - as required - are gained the next stages include contractor selection and contract administration. As with the earlier services, the extent of my involvement here is tailored to suit your project. Services offered:
Builder Selection
Advise on contractor procurement method
Prepare tender documents
Manage tender/contractor negotiation process
Review and advise on tender(s) received
Site Observation and Contract Administration
Preparation and execution of building contract
Overseeing the construction process
Full contract administration would include managing the building contract including payment claims and variation requests
